.:: What You Do

• Order a $149 rental listing (click on "BUY $149 Listing Now") and fill out the Property Info form and submit online to Sellect Realty. Download the Listing Agreement and send the completed/signed Agreement by fax or email to Sellect Realty.

  The listing fee is non-refundable. A refund will be provided only if Owner cancels the service prior to the property being listed on the multiple listing services.
• Email up to 16 photos of your property in JPG format to info@sellectrealty.com (Note: 2 L's in sellect)
  Photo Size: Approx. 640 pixels X 480 pixels or smaller
  Send only horizontal shots (vertical shots will become elongated sideways when uploaded on your listing).
• Display a generic "For Rent" yard sign (Suggestion: Print "Agents Protected" on the sign). A Sellect Realty real estate For Lease yard sign is available for $39. Please contact Sellect Realty at 770-509-0265 or email: info@sellectrealty.com to place an order. Note: A yard sign of any kind is not required to be displayed.
• Put a combination lockbox on your door (the Private Remarks section of your GAMLS/FMLS listing will let agents know to call you for the lockbox code) or show by Appointment Only. An agent-access electronic lockbox from Sellect Realty is also available for lease (in Greater Atlanta only). Click on "Optional Tools" when placing an order for a rental listing at "BUY $149 Listing Now."
• Answer calls from agents who will be showing your home to their rental clients.  If your showing  instructions to agents on your listing is "Courtesy Call Owner," agents will usually call the day before and give you a time frame of their visit (normally, a window of 2 hours); if by Appointment Only, set up a specific time.
• You represent yourself and negotiate an offer yourself directly with a rental agent or a potential renter.
• Screen potential renters. Sellect Realty recommends having a credit reporting company run a credit check on a prospective tenant, verify employment and contact the present/past landord. A screening service (credit report and background check) is also available through Sellect Realty for a fee of $50, which is to be paid by a potential renter by credit card to Sellect Realty. Please contact Sellect Realty for the form.
• Request a Rental Application form and/or a Lease Agreement form, free of charge, if you would like to use the forms available from Sellect Realty. Agents with rental clients have the same forms. They will prepare the forms and submit them to you.
• As soon as your property is leased, notify Sellect Realty with the date all parties signed the Lease Agreement, the rent price, the lease term, and if a rental agent brought you a tenant and leased your property, the name of the agent and company name.
• If your property is leased through the efforts of a rental agent, you will owe a commission that you have offered to pay an agent. On the average, the commission is 30% of one month's rent price (example: $1000/mo. rent price X .30% = $300 commission); however, it is up to you to determine how much to offer. You may either offer a percentage or a dollar amount.
