.:: What You Do

  • Upon ordering a $149 flat fee rental listing, fill out the Property Information form online and download the Listing Agreement. Send the completed Listing Agreement by fax or email to Sellect Realty:

    The listing fee is non-refundable. A refund will be provided only if Owner cancels the service prior to the property being listed on the multiple listing services.
  • Email up to 16 photos of your property in JPG format to: info@SELLectrealty.com
    Photo Size: Approx. 600 pixels X 400 pixels or smaller
    Send only horizontal shots (vertical shots will become elongated sideways when uploaded on your listing).
  • Display a generic "For Rent" yard sign (Suggestion: Print "Agents Protected" or the MLS listing numbers on the sign) or order a Sellect Realty real estate For Rent yard sign with your phone number printed (please contact Sellect Realty at 770-509-0265 or email to info@SELLectrealty.com to order).  Note: A yard sign of any kind is not required to be displayed.
  • Put a combination lockbox on your door so that agents can have access to your property.  Or, you can lease an agent-access electronic lockbox (available in Greater Atlanta area only) from Sellect Realty (please contact Sellect Realty at 770-509-0265 or email to info@SELLectrealty.com to order).  A lockbox is not required if showings are by Appointment Only.
  • Answer calls from agents who will be showing your home to their rental clients.  If your showing  instructions to agents on your listing is "Courtesy Call Owner," agents will usually call the day before and give you a window of two hours (if not, you may request a time frame of their visit). Provide agents with your lockbox code if you will be using a combination lockbox. For Appointment Only, schedule a specific date/time with agents.
  • You represent yourself and negotiate an offer yourself directly with a rental agent or a potential renter.
  • Rental Application form available, upon request, free of charge.
  • Sellect Realty recommends having a credit reporting company run a credit check on a prospective tenant.  A credit check/background screening services is also available through Sellect Realty for a fee of $50 (to be paid by potential renter).
  • Lease Agreement form available, upon request, free of charge.
  • As soon as your property is leased, notify Sellect Realty so that the status of your listing can be changed on the GAMLS and FMLS.
  • If your property is leased through the efforts of a real estate agent, you will owe a commission to the agent that you have offered to pay.  On the average, the commission is 25% of the one month rent price (for example, the commission will be $250 for a $1000 rent price); however, it is up to you to determine how much to offer.  You may either offer a percentage or a dollar amount.

That's it!  No fees are charged by Sellect Realty or the multiple listing services when your property is leased.*

              * In the event Owner chooses the option to receive contract negotiations assistance from Sellect Realty, a fee equivalent to
             the commission offered to a rental agent will be due Sellect Realty.
